Division of ancestral land between brothers

We 3 brothers have ancestral agricultural land of 12 acres (6 acre irrigated at one side & 6 acre non-irrigated at another side) in one Survey/Gat Number. After expiry of our father & mother, we wish to transfer it in our name equally.

How to specify borders of each brother with 2-acres irrigated & 2-acre non irrigated land in 7/12 extract at the time of transfer since areas of each brother with irrigation & non-irrigated land will be at two different sides? Whether any agreement etc is required to be made specifying borders of our respective areas at the time of transfer?

A partition deed duly registered needs to be entered between 3 brothers specifying the conditions of partition

Have an amicable settlement, execute registered settlement deed after getting it drafted by your lawyer.
