hi,
i mean to say good title of the land is that
which are the documents one should hold at any time, of his property so that there is no legal problem in future weakening his claim over the property

Dear Santosh
You need to secure a legal opinion from a good advocate on the title of the property. Further, take a Encumberance certificate for 12 years to check that the vendor title passed on is good no mortgages etc are charged on the property. A paper advertisement in atleast two newspapers in the area where the property is situated. Check the municipal & electricity receipts to check on whose names the connection is held. Although all these precautions are before purchase of the property, hold the original registered sale deed with you which is sufficient.

Regd., Sale deed, 12 years nil encumbrance certificate to know that whether the property is transferred,sold or mortgaged to any body, complete property card and opinion from the advocate.

No Encumbrance Certificate, absolute sale deed, khata or rtc pani, tax paid receipts (upto date). sale deeds of all the previous transactions, as also rtc, tax paid receipts. In case there is a building, then, sanction plan, in case of agricultural land - conversion certificate notifying the land for conversion from agricultural to non-agricultural.

In addition to the advice by Mr. Santosh, check the property with land ceiling act.Find out the physican and real pocession of the property.
