Dtcp approval for panchayat approved lands

Hello Sir,
I have a land in combatore, bought one plot few years before, it was layout with around 14 plots, panchayat approved. (sold by promoter)
Now as per new regulations it seems DTCP approval is mandate, even for already bought plots.
Kindly advise. (whether I can apply approval only for my plot, also whether patta is needed and other mandatory steps)

In north India no panchayat has such authority to approve any plan within or outside "lal dora" land consequently no requirement to seek approval of plan as stated by you.
Consult a local prudent lawyer practicing revenue or civil matters.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

If regulations lay down approval is required then obtain.
GO thru said regulations.
These might specify obligations on part of Promoter, and plot holder.
Generically speaking; to dfend your interest as plot holder you must comply for yor obligation.
Check at LOCAL O/o Authority.
Or approach a very able LOCAL counsel of unshakable repute and integrity specializing in concerned field of law e.g; revenue/Civil matters as in your case, and well versed with LOCAL applicable rules/personal laws, precedence, latest judgments etc …. and worth his/her salt, and your counsel can advise you after examining all docs, on record ..
There are such very able counsels at each location.
Check for such counsels at LOCAL O/o Tehsildar, Civil courts, HC, SC…
