Equitable mortgage of immovable property

Dear sir,
When loan procured by deposit of title deed for mortgage as collateral security,is it compulory to regester the charge on R.O.R.of the property ?

Equitable mortgage or mortgage by deposit of title deed does not require registration.

The deposit of title-deeds, by the owner of an estate, with a person from whom he has borrowed money, with an accompanying letter.It does not required registration but can be executed only in notified cities.
