Compromise/confirmation deed

We bought sites from a person who had obtained GPA from the owner of agricultural revenue land, non-converted, but recently taken over by the Bangalore Mahanagara Palike. The GPA was not registered at the time of developing the land and forming sites. The sites were sold and the sale deeds were registered in the Subregistrar's office.Now the owner, after 12 years disputes about having given the GPA to the developer at all. Now all the site owners have formed an association and are legally fighting the case. But since it is a civil suit it will take a long time for obtaining a judgement. The members and the land owner have agreed to come to a compromise and legally set right the documents by agreeing to pay some money to the owner by each site allottee. Please let me know how the deal is to be rectified legally so that nobody else claim in future the right to ownership.

registration of POA is necessary for obtaining good title to property . in your case you have purchased property from POA holder . the POA was not registered .

12 years is long time to wake up from your slumber . if POA says he has not given POA to builder then what was he doing for 12 years ?

since suit is pending it will take years for it to be diposed of .

contcat a local lawyer . let him go through the papers and advise .

any agrement you enter into with owner it should provide forindemnifying you against claims made by POA holder
