Grandfather's property

Dear Sir,

My mother's father had a property(which he got from his paternal grandparents). he has got 4 sons and 3 daughters(including my mother).
My 2 aunts(both married and have children) expired when my grandfather was alive.
Before his death my grandfather wrote the property to his four sons and did not give anything to the daughters. This is almost 20 yrs back.
My mother is still alive. Does she have any rights in this property now? If so what will be her share?

Depends on the state she is resident off.

If it is in Kerala/ TN/ Andhra/ Karnataka, she may have some rights.

However in most states, she has no rights if the Grandfather expired before 2005.
