Ptcl case

my friend father purchased the in the year of 1961 and that land is granted in the year of 1955 of dd rules (depressed class). till 2011 they are position , now some body lodge the complaint under ptcl. what my friend father did is he made an sale agreement in the year of 2005. that agreement was one year validity and he has given original land papers that time he paid only 20lacks out of 1.4crore. now he put on case. what we can do sir please give advise
