How to create encumbrance

Dear Sir,
I wish to clarify a following doubt.
i.e. Mr.Perumal has purchased a land in 1961 after that it has been used by his legal heirs.Now one of the legal heir wants to sell the property as per his intention without getting others consent.Now the other parties want to create the encumbrance on the said property? How can they create the encumbrance? or whether any other way to intimate this to the Registrar to refuse the registration of sale deed?

They can sell or create lease in respect of their share to create encumbrance on it.

Agree with expert. Also They can mortgage their share through registered mortgage.

Several ways may be there ,lease ,mortgage etc.But it can not take place without agreement of all including you.
