Yes, tenancy can be bequeathed by Will in many states. SO check with your state rent act.

Sir,
According to Maharashtra Rent Control Act, the tenancy rights can not be bequeathed, there are several Bombay High Court Judgments confirming this.
You may enquiry about the Rent Act that is applicable the State of your residence.

Tenancy rights can be succeeded by the legal heirs/representatives of the deceased tenant but I am in doubt whether the same can be bequeathed through a Will.
