Sir, 3 people or parties purchasing agricultural land from other party and ownership should be there for 3 parties. and they are not family members.i want to know partition deed is inetiated directly or after registering sale or title deed.
please tell me what to do. i am also one of the party to the agreement.

The purchasers should decide which portion each of them want to have and they should enter into sale deed from owner / owners of that portion individually.

They can mention the demarkations of the exact portion with map and directions in the sale deed while executing the sale deed and then go for proper dividation of the property.

Whether all three have equal or unequal share in the property, is required to clarified in the document (Sale Deed).
