Dear Sir,
Actually I have purchased one land that means 2 3/4 cents from karuvalur. this place promoted by agent of promoter. it is a installment site. so monthly i paid Rs. 1500. not it is over. land cost is 1 lakh. i dont know the guide line value of my land. now they are asking the registration charges Rs. 25000/- for my land which is i purchased from agent.
they told me that you cant register the land separately by other. you have to register the land by us only.
this is my cituvation. kindly guide me.

First confirm the following, before I could give you any valuable answer.
1. When you say that you have purchased a land, what is the document that you have in your hand?
2. Have you got any agreement to sell/buy duly signed by the seller as well as the purchaser?
3. What are the terms and conditions contained in the said Agreement?
4. What is the total value of the land indicated in the said document?

Dear Anirudh
I have purchased the land before 6 months. i have no agreement documents in my hand. but i have full receipt from the promoter which is i paid for the land. they have given the notice when they are approached for the selling the land.
Notice details:
1. you will be registered by us only
2. we cannot refund the cash.
3. if you cancel the land we can give 30% cash only.
4. every installments should be paid promptly at that time.

Dear Anirudh
Land value is Rs. 1 lakh. i have paid fully.
after that only they are asking Rs. 25,000/- for registration. guideline value is 50000 to 60000 only.

i dont kine the total land cost . but i know the land area. approx 70 acres

If the cost of land is Rs. 1 lakh, the stamp duty and registration charges cannot be Rs. 25000/-.
Without going through the document in your hand, it will not be possible to suggest any course of action for you.
You have to therefore approach a local lawyer and take his advice.

If the consideration for the land is only Rs. 1 lakh, certainly the Stamp Duty and Registration Charges cannot be 25000/-. You have to show the documents available with you to a local lawyer / sub-registrar's office and then take appropriate action.
Without going through the documents in your hand it is not possible to suggest any definite action plan for you.
