Dear Experts, I would be grateful for your advice on following.

I am in the process of selling my flat which is 35 yeasr old in Chennai and price agreed upon is 5200000. He will pay me two Demand Drafts, one for the value of land & Building and the second for the furniture which is part of the flat and also in two sale deeds.Whether this is a legal or not is something that I would like to know. Thank You

Sincerely

The furniture ( Like Cub Boards/ Walls with Wooden Fixtures ) Fixed to the Flat are part of immovable property/Flat - can not be separated from the Flat -

The other Movable Furniture can be sold separately - but no Regd Sale deed is required for movable Furniture/ movable property !

And you can value immovable property the way you like.
