can a validated document become legal document after twenty five years.

valid means by what ?
valid means by laws and if by laws then its legal document.

If its registered document mean its validity days are infinitive..

my mother gifted me 308 sqyrds in 1988 out of which i got 80 sqyrds registered on my name by gift deed as i was poor at that time. But in 2003 i paid the penalty and fees and validated the gift deed i.e. entire 308 sqryrds in my name.When I went to a bank for loan against property they said that I cant avail the loan as i have a validated gift deed. But one of my friends father who is a lawyer told me that I can avail loan on my property if the validated document completes 25 years. Is there any law pertaining to my above query if so pls do help me. thank you.

The question still remains, who (which authority) has validated your gift deed?
