In fraud case any time limit to file appeal with Prant

sorry for inconvenience. My question is, if land is sale in 1972 to 30 group of people and where we find sale agreement is sign by only one person without POA,( no such POA detail mentioned in sale agreement) I feel agreement is incomplete for this reason? Can I go for the proceeding of file legal case to concern authority? Is there any time limit to file appeal such land related case?

Who signed the sale deed? Whether it was signed by the owner of the property or somebody else? Whether the sale deed was registered or not?
Who is having the possession of the land from 1972? Currently, who is having the possession of the land?
WHY DO YOU RAISE THIS SPECIFIC QUESTION AT THIS POINT OF TIME? IS THERE ANYBODY OBJECTING?

Who signed the sale deed?
sir deed contain all 30 buyers name (form the co-op hsg society - not registration in 1972) and sing by the single person. ( do not have POA details in deed)

Presently only 7/12 contain buyer name ( co- op- hsg society name )But on property card there is no name of Buyer or co op hsg society. Presently property card showing as agriculture land call (KHARI)and also have ULC remark.

They have constructed Buildings in 1980s by taking temp N.A permission and later on done land demarcation in 2005.

We are seller at the time of 1972 and we feel that it is incomplete transaction?

Please state clearly, DO YOU WANT TO TAKE ADVANTAGE OF THE FACT THAT THE SALE DEED DOES NOT CONTAIN THE POA details AND THEREFORE YOU WANT TO SAY THAT THE PROPERTY WAS NOT SOLD BY YOU AT ALL?

Please tell what is your concern now?

Please also tell, what is the reason why you ask this question now? Is anybody raising any objection of any kind?

sir, we come to know that they are in process of adding there name on property card and have plan in future to redevelop same land and building .
We are interested to take objection on same can we do this?
if yes then
what will be the stand?

This is value land, it may creat value for us

IF you have sold the property in the year 1972, and the buyers are in possession since then, and if they get their name in the property card, and being the owners of the property, if they want to develop or re-develop the property, WHAT SORT OF OBJECTION THAT YOU CAN HAVE?

misrepresentation of information in deed?
sale agreement is not in the frame work of law( because it is not sign by all the purchaser)?
don't we called this as fraud? (As per law)
If establish society, still not got CC?
New purchaser will not entitled for Loan form bank ( why it is so)?
dose this means there is non fulfillment of various governing authorities certification?
all the required papers are incomplete due to non compliance?
