Division of landed property amongst brothers

Dear Experts,
Can you please let me konw the correct procedure to be followed while dividing the landed property of father amongst sons , so that, every one should get the ownership of his own share and become bonafide owner and each of them have a valid documents in support of ownership of their respective portion.
The land belongs to the father who is no more. Further, there is no dispute on the land and brothers are eager to distribute the share equally under mutual understanding.

In addition to family settlement, there is another option to execute a deed of partition between all the legal heirs.

You all 3 brothers should mutually divide the properties and then should make it in writing in the shape of a family settlement/Partition Deed and then get it registered in the office of registrar of your area and the copy of the registered deed with joint affidavit of all 3 should be given to the municipality so that separate unit no. be allotted to you for your respective portions.
