Precaution before purchase of land to built house in village

hi, i want to purchase land [5gunthas]to built a small weekend cottage at vallage in ratnagiri maharastra.then what precuation[legal point,revenue deptt, etc.] should i take before complete purchase deed. the land mostly a agriculture.thank u

you cannot buy the land first of all. because minimum of 10 gunthas has to be purchased if it is a agricultural land. and further if you are buying an agriculture land you should be a farmer i.e person taking agricultural land should also be a agriculturist. this is the rule now. consider all this and decide first then documentation part will be explained to you

I believe that if there is such limitation is Maharashtra, then the same would apply.

thanks, i and my wife also hold ancester agriculture land. our names reflect in 7/12 extract,records of right etc.in sindhudurg & ratnegiri dist.ok i will purchase 10 gunthas instead of 5
