Regarding getting patta

hi,
we have land of our grandpa. he had written a settlement document to my father. we didn't register the document. now my grandpa is no more. now the problem is we need patta for the sake of loan. for getting the patta, registered document is needed. we don't have the registered document. what are the things needed for the registration of land. Experts pls help me and guide me to solve the problems.

document cnanot be registered now . you have 4 months tme to register document . with penalty you cna have another 4 months . in your case 8 months have expired . document cnanot be regsitered now . in additon your grand father who had executed settlement deed has expired .
