Land registration and 7/12 transfer in badlapur

i have purchased 6000 sq.ft land, out of 12000 sq.ft in the year 2011-April in Badlapur outskirt area, and made only kharidipatr agreement with Owner,and there is not any registered agreement made between us and 7/12 still on his name. what should i do for registration and 7/12 transfer on my name. Please guide Experts on this case.

For Mutation Entry/ 7/12 One need Registeed Sale Deed. , So complete Registration, then ask Talathy to do needful. Tehsildar is higher authority, in case Talathy refuses.

Only "kharidipatr agreement" (agreement to purchase or sale)DOES NOT TRANSFER ANY RIGHT OR TITLE IN THE PROPERTY SO RECORD OF RIGHTS
7/12 IS RIGHTLY IN NAME OF OWNER.TO GET MUTATED IT IN YOUR NAME YOU NEED A REGISTERED
SALE DEED FROM OWNER IN YOUR FAVOR.

I do agree with my all ld friends, but ur question is no clear whether vendor is ready or not for registration, if ready G/A for registration then think abt next step ie 7/12.
