Pay stamp duty after 1 year of booking

sir,

i wish to buy flat @ rate 3550 rs/sq ft.
and paid 2 lakhs as booking amount.

i want to avoid loan.

is it possible leagal way that i will do aggreement after 1 year and in between pay installments of flat value by cheque and produce receipts.

and pay stamp duty, registration after 1 year.

cost to govt. @ 10 % of total value of flat could be postponed at this moment and pay same amount to builder.

also do not want builder could increase the price.

better enter into agreement with builder now . agreeement duly stamped and registered prevents unscuplous builders from hiking rates later . it also provides for period withing which construction would be completed and penalty for delay .

In case you g with your plan, you shall invite a lot of trouble for you which can never be compensated. If you deem the modern age as of Satyug then there is no harm to go ahead as desired otherwise for a shorter money cruch, you shall invite risk for your whole deposits.
