Dispute in pagadi system

Hello Sir,
The Below given details relate to my friend, pls advice,
His father bought a house (Pagdi System) as a tenant,His father used to pay rent to the lanlord from 1968 onwards, now they are incresing the rent and we are refusing to pay, from last 6 mths they are not issuing Rent Receipt, Lanlord is also not giving to renovate the said house.
I would also like to mention that 2 Ration Cards are there of the same house, one of his father's name and other is on the lanlords Daughter name.
Actual Lanlord has died, Lanlord's son is telling he is the owner of the property as he has a power of attorney, and till now we are paying rent to his son only.
Now her sister(i.e Actual Lanlord's Daughter) is not giving to renovate the house, as she stays besides our house and one carck has come to her house while renovating, so she stoped the entire work in middile, saying that she will take to them in court.
How Can my friend have ownership in this property.
How can we fight.

You friend has no ownership in that house as a tenant is always a tenant unless decided otherwise. A landlord has right to enhance the rent as per law.

You can go to the court seeking direction against the daughter of the lwner allowing you to continue renovation.

a tenant cnanot be owner of the property . for carrying out renovation you need landlord permission . if the increase in rent demanded is not substantial pay it . obtain rent receipt . you should inform the landlord daughter that you shall pay for any damages caused to her flat caused diue to repairs beeing carried out by you

Apart from paying damages to the daughter of the owner, you are required to pay the arrears of rent in case you want the relief from the court.
