Purchase of immoveable property(built home resale)

Sir
I want to purchase a immoveable property(ready made house for resale).The property is registered in person name who has died leaving wife and two sons as legal heirs.
What precuation should i take to get property registered in my wife name.The bank giving me loan will pay by dd in the name of seller.
The property is located in Muzaffarnagar city in u.p.
It is valued at around 50lacs

First ensure that, after death of original owner, get mutated this house in the name of his legal heirs and they will be the seller for your transaction.

You can ask from the seller, whether they have handed over death certificate and legal heir certificate to the City Survey Office for mutation.

It shall be good if you obtain sale agreement after the legal heirs do obtain Legal Heirship certificate from the revenue authorities. Title documents, its due registration, sanctioned plan, entry in the relevant municipal record, clearance of house/property tax, electricity connections and all issues related thereto, sewerage connection, issues of boundaries with the neighbours etc. are very important points to be gone through first.
