I am 40 years old and my father is 79. i am living in Hyderabad and my family living in Tamil Nadu is fully supported by me. i have an agricultural land in my father's name. recently my cousin made a lease for 3 years (without my knowledge and for a very meager sum) on a 20 rupees stamp paper and is not registered.Later i discussed with my dad and he knew that he was cheated. two months later i had the land registered in my name.
1. is the land registration legal since the ownership is changed with the the lease period?
2. is the lease agreement valid since it is not registered?
2. how can i cancel the lease seeing that the cousin has wrong motives?

Answers to your 3 query : 1) The land registered in your name is legal. Whether the lease is mutated or not is not mentioned, it is presupposed that, since lease is not registered so it can not be mutated. Please check.
2) The lease agreement is not valid since it is not registered.
3) You can revoke by giving paper publication if not mutated.

yes if the lease agreement is not registered then it is not valid in the eye of law

Unregistered lease for a considerable period has no sanctity in the eyes of law. Such unregistered lease based upon fraud can be got cancelled at any time. The transfer is legal.
