Validity of sale agreement.

Dear Sir I have paid a sum of Rs. 248000/- (Rupees Two Lakhs Fourty eight thosand)on 25/08/2011 as booking adavnce for flat in an apartment The builder has given me a sale agreement on Rs.100 bond paper without possession and which is not registered or notarised. I have been requesting him to cancell the flat and to refund the amount but the builder is prolonging for payments.
Now My query is that the sale agreement on Rs.100 bond paper is how long valid and shal i proceed for legal action.

Sir Please guide me in this matter..

what are the terms of sale agreement regarding cancellation of bookings? it is necessary to go through agreement signed by you to advise

sale agreement is valid for 3 years from date of its execution.

Agreement can be got enforced within 3 years of its execution unless any contrary is agreed.
