Guidance value when same property is coming in two schedules

The Property is developed by Vysya Griha Nirmana Sangha Bangalore. The SAid property is situated on 100feet ring Road. The Guidance Value for Vysya Bank Gruha Nirman Sangha is Rs 4500 per sq feet and for 100 Ring Road is Rs 8000/- per sq feet. What is the Guidance Value which is to be considered. is there any way i shall get certified copy from the competeant authority about the Guidance Value

since the property is situated on 100 feet ring road valuation figures as given for said road would apply . if you have doubts refer your document to registrar . you can also apply to collector for adjudication

I am giving the information, as per your query.

The fixing of government value of the site/plot (per Sq.yard) is depending on two ways.(1) If the site/plot is adjacent to 100 feet ring road, the value is Rs.8000/-. Even if the said plot/site is situated other than 100feet ring road it means in the society premises, it is Rs.4500/-.The value is depending upon the location of the premises.
You can get the market value certificate from the concerned sub-registrar office.
