sir,
we are 3 childrens 2males 1 female the property is divided to all 3 childrens and my mother , now my mother want to make a will for the dear one so what are the procedures to make awill and registor

get will drafted by an advocate . it has to be signed by your mother in presence of 2 attesting witnesses . it need not be registered .

If you want to register the "will" it is your option.

Will is to be signed by testator before two attesting witnesses. Registration is optional.

Take help of a lawyer or she can draft on her own stating her wish. You need at least 2 witnesses to attest the Will.

ready formats are available on line, just fill it up.

However, getting it drafted by Advocate saves lots of trouble / of ur loved persons who are benefited out of ur affection & Love.
Small dispute can lead to long legal battle unnecessarily.
