Provisions to vacate tenants

hello sir,
I live in old delhi and we have 2 tenants occupying 2 rooms on ground floor in front of our house. They are living here from past 60-70 years or so. There is no lease deed or any legal rental agreement whatsoever. They used to pay rent after every 1.5-2 years at the rate Rs 10/mth. And now that also has not been paid from last 2-3 years. There has been no legal records of the same as rent receipt has never been issued. Now please consider the following points :-
1) The residential property was given for residential purpose only but is been used for commercial purposes.
2) The big open front space, which was not given to them, is been used by them for their commercial purpose as well.
3) Since they are caterers, there is always a mess in front of our house, i.e. big cylinders, chopped vegetables, ill-mannered workers spread all over that place.
4) Very often they talk in abusive language which is very offensive.
5) These tenants have their own big house in front of our house only but they carry out all their messy catering work in our premises only.
6) They demand huge amount of money to vacate the property.
Please help me with your expert guidance on how to remove this nuisance from our house.

if rent has not been paid issue legal notice to tenants to vacate premises on account of non payment of rent . file suit for eviction .

Contact a local lawyer and file suit for eviction.

thanks a lot experts for such a quick reply. will file suit asap as per your advice. Can u please tell my chances to win this suit on basis of the above given facts. Also any problem that i could face in the process.
