Regarding registration of plots

Dear sir
I purchased a plot in the year 1995 and It was registered at SRO.
Now I kept the plot in market for selling.
One person came to take the plot and given a advance amount.
We planned to go for registration one day.
Now the purchaser is complaining that it is a notary plot.
How can it is possible?
I am thinking" He is fraudulent"
sir please help me in this regards.
I don't know any thing regarding these type of issues

Please apply for a non encumbrance certificate and reconfirm your ownership .

Thank you for your reply
EC was taken 5-6 months back and it confirmed my owner ship and plot dimensions and boundaries.
The purchaser is telling that SRO declared this plot is kept under non registration plot (notary).
It will happen like this sir?

Consult a local lawyer and show him all the documents.

The buyer is trying to misguide you for some wrongful gains, do not go by his words, consult a local lawyer, produce all the papers before him and obtain a legal opinion from him so that another person cannot tell the same thing while he wants to purchase your property thereon.
