Execute an agreement is not harmful for you but you should mentioned in the agreement about your 40 years tenancy. if he is ready to do that then no need to worry, signed the agreement.
increase the rent is matter of negotiation and mutual settlement between both of you.
if you are not ready for that then sit tight and pay the rent through Money order or deposit in the Court, if he will have any objection then he has to filed a eviction suit against you before court where you may fight the case with the help of lawyer.

First of all if the increase asked by the landlord is reasonable, you better accept and continue. After all it is his property, you can live in it by paying the rent fixed 40 years back.

Your query is not at all justified. You are staying in the property for past 40 years without increasing the rent. The owner's demand for increase in rent is very reasonable which you have to adhere.
