Dear author,Thanks for your Recommendations.

Sorry, but it was my question whether one should buy flat in gram panchayat without TP sanction
Guest (Expert) 11 January 2015
Dear Author,You could do it at your own Risk. But it is not Advisable to buy it with out Proper Sanction Where TP the Town Planning is the Concerned Authority in Pune.Even Banks would not grant Loans with out it.

Thanks. What could be the possible problems if we buy flats without TP.

Dear author,First you will not be entertained by Banks.Any Time Any One Can Sue the Building for Illegal Construction. But it can not be denied that so many are going ahead inspite of all this and It Is Up to You.In University Road Pune itself you could find So Many Buildings with out Proper Approvals.

before you purchase a flat contact a local lawyer . if building has been constructed without plans being sanctioned construction is illegal and can be demolished by the authorities

I have purchased a flat in Pune.
Earliar it was in gram panchayat. Pos my purchase I cam to know through an advertisement in newspaper that the area has been taken under PMC now.

I want to know if there are necessary things which I need to understand or clarify such as tax etc.

Also, I want to know how to locate my gram panchayat office so that I can verify the flat is now registered under my name in that office.

Kindly advice

If the property was valid at the time of purchase, the subsequent change would not change the same.

Shifting to PMC would not effect the status of your already occupied property. If it was authorized / legal constuction, it would remain such and if it was illegal construction it would remain so till regularized by proper authority or otherwise.

You can visit the concerned Gram panchayat / PMC office(if record received by them) to know the details. Can hire the services of local lawyer.
