Transfer after father's death

Sir,
We are 4 brothers and sisters. My father died recently. Mother is alive.
How can his commercial shop be transferred in my wife’s name? Other heirs have no problem in this. Will it be a sale or inheritance or something else? Will it be first transferred in the names of heirs and then sold to my wife? What's the cost of transfer? What's the cost of sale?
Will the procedure be same or easier if its transferred to me? Other heirs have no problem in this too. Will it be a sale or inheritance or something else? Same questions as above.

All the legal heirs if willing to transfer the property to your name, may execute a registered release deed relinquishing their rights in the property, if the same is to be done to your wife's name, then all of you should jointly execute a sale deed in your wife's favor. For the costs and other local p[procedures you may take the help of a local advocate.
