Any Un registered Document will not be Legally Valid. If you have done atleast any Tax transfer Or paid the Tax in your name you have some hold.Consult a Local Good Senior Advocate.Basing On the Old Un registered document of 19 years Old Obtain the Legal Heir Certificate and all the Legal Heirs Could Jointly Register the Property in any one of the Trust worthy Legal Heir .Do it at the earliest before the Other side could file a suit in the Court.

Apparently your Dad' brother sold property to your father.

Confirm.

Show the unregistered document; whatever it is: agreement to sell with narration of payment received........... of receipt of full payment etc to a very able local counsel, specializing in property/revenue matters for a considered opinion.

Obtain death certificate, legal heir certificate.

Keep the witnesses by your side.
Hope the witnesses are unshakable.
