Notice to tanent -Ownership changed

Hello Expert ,

I purchased shop in pune from my friend .Existing tanent have rental leave and lease tanancy agreement on old owner and tanent name.At the time of purchase of shop wr have given verbal notice to tanent for 1 month notice but on the last moment tanent refused to vacat shop. After that tanent stop to pay rent .Last week tanent text me on whatsapp that he already vacat shop on month of may but he will not handover keys as he is demanding deposit plus shifting charges. I told him to discuss these matters to old owner as he given deposit to old owner. He is asking unwanted shifting charges .Now old owner sent email notice to vacat shop for not repying rent

Please let me know.What we need to do

1.Is old owner needs to send legal court notice to tanent or notice sholud be sent by new owner. (Tanent not handovering keys but he informed to new owner that he already vacat shop)

What will be right process to follow in this matter?

My shop is in pune dehu allandi area in big township.

Is old owner physical presence required to sort out this matter? Old owner alreday relocated from pune to delhi.

Try to settle the issue , Don't waste time in Small Cause court , Tenancy issue to determine in court takes years and decades and at end you will feel why not i compromised in this case .

Art of Advocate develops with time , after he gains experience or looking at other cases or other legal fashion how problems are dealt with within the frame works of law , it can be called by some or other name .

Name which I held may not be correct , but you can not give or keep on sharing all your professional experience whose entire background of case you are not completely aware of on public forum.

Same case can be presented in different fashion too and provoking opp side to make some legal mistake which can benefit the client . The word trick may not be perfect word but it certainly use to find solution to problem of client legally in different fashion

Similarly While entering witness box advocate has to give to his client or train his client what can be expected and what tactfully he should deal with tough question or situation , but that thing he can not go and tell in public forum without all things in details . Thing which he trains his client or give instruction to client can be called by one or other name and this is done by Client Adv.

Legal opinion can differ with experience gained in field , Person who have more experience can give better guidance , but if experienced adv. who don't know specific state law which may interfere in that case too can cause catastrophic legal blunder .

In this case goal which I saw get premises first anyhow if required settling monetary wise , then recover the funds afterwards legally which can be presented in some other format in Hon. Court.

You should issue legal notice to hand over physical possession within "X" time failing which file a suit for eviction/possession through a local lawyer depending upon facts and circumstances.
