My Elder brother owns a flat in vasai.which he want to transfer to me .What will be the best and cheap process to transfer the flat

If your brother has no legal heirs, he can gift to you.

How did your brother owned the flat i.e ., succession, Will, purchase, gift, revocation or any other deed ?
Whether your brother want to transfer without any consideration ?

The flat of your brother is self acquired, then he can execute Gift deed in your favour.

The Flat is in possession of My Brother.He his having one son.He will transfer without any complication and interest.I purchased the flat on his name as i was not eligible for the loan amount ,i took the loan on his name and Now i will be completing the loan in next 5 months time.So i wish to transfer the same on my name with minimal expense
