As you have been paying the monthly rent regularly without any default and moreover since the landlord has been renewing the rental agreement, there's nothing to be worried about termination of tenancy as the landlord and tenant relationship has been properly established.

In Andhra Pradesh, even for 11 months of rent, the lease deed must be executed and registered under the Amendment Act 1899, effective 01.07.1986. Regularly paying the rent may not lead to legal complications.

Registration means " do we need to register the rental agreement every year by sub registrar by paying more money every year
For rental agreement registration,, does both owner and tenant presence at sub registrar office is mandatory, i mean without any representative either at both sides

Yes. Both the lessee and lessor shall present the deed before the SR. You have to give POA to a person if you cannot attend the SRO.

It is advisable to get the rent agreement registered with concerned Sub-Registrar for a longer period for commercial purpose (as mutually agreed) with landlord seeking professional services of a local prudent lawyer.
