Is the property ancestral or your father's own? Why did your uncle enter your father's property? And did the relinquishment deed register or only sign without witnesses?
T. Kalaiselvan, Advocate (Expert) 18 April 2025
You have stated that you and your mother have relinquished the rights in the property by executing a registered deed and have not taken any action within three years to cancel the same due to the alleged fraud, now it is barred by limitation and you may not be able to do anything about it at this stage.

The facts posted are vague and confusing or you are unable to post relevant facts vis-a-vis issue involved in your query.
It is advisable to consult a local prudent lawyer for proper analyses of facts / documents and guide you.
T. Kalaiselvan, Advocate (Expert) 19 April 2025
Since the relinquishment deed was registered in the year 2024, you cannot take any action to cancel it now after a decade, it is barred by limitation.
What were you doing all these 11 years without taking any action?
Sudhir Kumar, Advocate (Expert) 19 April 2025
Th facts given by you indicate that you have signed relinquishment deed and now you stand nowhere to claim anything a a direct successor of father.

now you are further telling that your mother filed relinquishment deed. They it is not clear whether you know ( and your mother also knows) that she has actually signed such deed or not. It is not clear whether your mother was also got successfully fooled or not (or her signatures were forged..

No cogent views can be developed without knowing this truth.
