Dear Friends,

Can any one help me with the check list of documents that needs to be verified prior to finalizing the purchase of property (open land plus standing bungalow)in Mumbai City.

For open land....1) 7/12 extract , PR Card,2) all mutation entries over it 3) title search minimum 30 years it is better to search from 1930.4) litigations pendency 5) lien lease if any, mortgages, equitables, easement rights , type of holding,revenue pendings,for all these it is better to appoint a liaisoning agency.

In addition to the documents told by patil, obtain search report from a competent lawyer qua the property proposed to be purchased and non encumbrance certificate from the office of registrar.
