dear experts,may i know how many years AGPA(agreement of sale cum gpa) is valid, i heard that it is only 3 years ,is it correct information?

yes, you heard right but 3 years after the fulfill of all terms and conditions of that agreement.

Either life time of issuer or cancellation by issuer, or fulfilment of purpose.

It is not for 3 years but as long as the principal does not revoke it or till the purpose for which the same was granted is fulfilled.

Mr. Devajyoti Barman Author is asking validity of agreement!! and according to the Limitation Act is 3 years.

An agreement to sale is valid for three years from the date of cause of action,BUT a GPA /or POA is valid unless revoked or as long the principal is alive.
You have mixed the two terms ,hence to have accurate advise you do need to attach the document it self here other wise you may stand mis guided.
