Dear Expert,

I am planning to buy a site near Kengeri (Bangalore) which has NOC from KIADB and DC conversion letter.

Layout plan is not approved by BDA. Developer says that they have applied for layout plan approval from BDA.

Could you please suggest me whether is it safe to invest in this property?

What are the documents need to be verified?

avoid investing . wait for approvals of BDA. consult a local lawyer . obtain title clearance certificate

Avoid investing in such property. Investment in Property is not small for which risk taking is advised.

What if the BDA is not approving the revenue sites?, have you seen the original Katha of the site? Have you verified the KIADB's NOC and DC conversion letter's originals with the photo copies?, have you obtained a legal opinion from an independent advocate who is no where connected with the seller/developer by producing all the papers before him? Take all these steps before finalizing the deal.
