Legality of rent agreement

I want to enter into an agreement with my son for giving my plot of land on rent to my son @ Rs. 500/- per month. He will be authorised to sublet the plot, make construction in the plot, give constructed area on rent and recover rent. Is it legal?

you should not during your lifetime give away your land to son . if he carries out construction on land and earns substantial amount by way of rent and refuses to pay you more than Rs 500 per month as rentals you would be a big loser

Though it is legal, in view of the advise of expert ajay sethi ji, better get the agreement drafted by some lawyer to save your interest in future say by adding the clause that 50% of future rent would be given to you after 10 years if lease continues and also enter the provisions of future ownership and termination of lease / agreement.
