buying from NRI

I am buying a property from a resident of India and his married sister who is an NRI. She has given GPA to her brother. It is notarised in USA. Is it valid in India? The brother and sister are having equal share in the property. Is it ok if I buy this property?

YOu can not purchase the property , as the GPA notarised in the USA is invalid , the GPA must be attestated by Indian Consulate.

I differ Mr Khaleel, the POA IS VALID AND NEEDS TO BE ADJUDICATED IN THE DR'S OFFICE BY AFFIXING STAMP DUTY BY WAY OF FRANKING/SPL ADHESIVE STAMPS AFTER WHICH IT CAN BE USED TO VALIDLY TO EXECUTE THE SALE DEED.
