Sir,
Pls. advise what precaution should be taken before vacating in redevelopment. Can we make individual agreement, can we ask builder to pay stamp duty and registration in advance for the carpet which he is going to provide after redevelopment and what type of other precaution should we take.

You have already mentioned the due care. Ensure individual agreement duly registered and payment of stamp duty in advance.

firstly float a tender invite applications from various builders .
scrutinise applications . shorlist and place it before AGM . request builder to give in writing amenites he is willing to offer .
how much extra carpet area of flat?
rentals ? period within which construction is to be completed .
penalty in case of delay in giving possession . also ask builder to give bank guarantee . if amjority of members are agreeable . sign agreement with builder . also indvidual agreement with each member has to be signed by builder .
