Who will buy the document without any parent documents?

If you dont have the originals, you can apply for certified copy. Then execute the POA.

The POA can now sell.
ajay sethi (Expert) 02 September 2011
yes you can sell the property through power of attorney . hope the power of attorney is duly registered
Raj Kumar Makkad (Expert) 02 September 2011
Sale through POA is legal one but with original title of the property under sale.

take encumbrance certificate check you have proper valid title. then give power of attorney to any body for selling.
R.Ramachandran (Expert) 03 September 2011
While one can sell the property through a REGISTERED power of Attorney holder, the buyer will definitely insist on the original documents.

Agree with experts that power of attorney may be registered. But without showing the parent document who will be ready to buy that?
prabhakar singh (Expert) 03 September 2011
okay you can execute the sale but how to ascertain as buyer that the person of whom you are power of attorney is the owner of property being desired to be sold through you??????
Arun Kumar Bhagat (Expert) 04 September 2011
Any person can sell any property without having ownership. The theory is "Caveat Emptor' means Buyers beware. A person sold Patna Railway Station and the registrar on the payment of stamp duty and registration charges registered it in the name of buyer. Registrar is concerned with stamp duty his job is not to determine the title. In movie Bunty and Bubbly they sold Tajmahal to a foreigner.

Good example by Mr. Bhagat.

I agree with experts.
