Limitation to file a suit for cancellation of a sale deed is three years from the date of knowledge of the deeds sought to be cancelled. So you do have limitation but do not delay.File the suit with out anymore wait.It is not desirable to wait til last date in matters like yours in hand. You have already passed one year.

Your suit is within limitation of 3 years of your date of knowledge.

I completely agree with the views of Mr. Prabhakar and Mr. Makkad. In the plaint, you have to clearly bring out the fact of your knowledge about the sale only in the year 2010 and you should also clearly bring out the circumstances in which you acquired such a knowledge.

I do agree.
