Rent / lease agreement for immovable property

We have an immovable property in Bangalore, which is rented out to a couple of private companies. The rental agreement is made on stamp paper for 3 years and is renewable once in 3 years. I recently heard that rental / lease agreements are valid only if they are registered. Is that information correct ? Do I have to register the rent/lease agreement every time I renew it ?

yes it is necessary to register the leave and license agreement . at time of renewal also register the document

more than 11 months and more than 50000 must be register any document.

Yes. Such agreements are not valid unless duly registered.

Sirs, thank you very much for the inputs. The rent is lesser than Rs. 50000.It is about Rs. 35000. Is it still required to be registered ?

Any lease more than one year has to be registered irrespective of value.

Rightly said, agreements of more than 11 months validity should be registered.

Generally companies registered the agreement for the premises which they acquire under lease but it is optional as you are going to lease out less then eleven month and rent is less then fifty thousand.It is depend upon the company's system . better confirm it and ask them for stamp duty and registration fee also fee for the Advocate must.
