Can a shops name be changed under pagdi system without lanlord permission

hello everyone,

i am a tenant in a shop under pagdi system since 1976 and the rent receipt is in my firm`s name.Me and my landlord are at logger heads with each other,we dont share good relations.i`m renovating my shop and am aware that i cant do any structural changes.He for obvious won`t give permission for renovation of the shop.however i`m going ahead with the renovation of painting,furniture and just pasting of wood tiles on the exsisting old tiles...i would like to give my shop a new modern name.what are the options under pagdi system.Can i put my old shop`s name(which is mentioned on the rent receipt) in a corner of the main shop`s board and put the new name in the centre.Will there be any legal hassle?he as it is has filed a case against me in the small cases court seeking possession of the shop on the grounds that his wife needs it to open a clothes boutique.
so he giving permission is out of the question,
he is not accepting rent since past 15 years,howeever i have records of all old rent receipts and the money orders which he didnt accept all these years
he wont change the name on the receipt
what other options are available?

If Rent receipt on Firm's name, Do not take risk of name change.
Also advised to Pay Rent till date.

Then issue notice that you intend to change name of your firm, and Tenant is not changed. Firm owner is same, and if he have any objection, report within 15 days. or believed consented.
Thereafter, you do needful to change name.

You say for 15 years landlord has not received rent. You can approach the court and deposit the rent in court. This will be an added advantage to you.

Thank you for your reply,I have filed an application in the court for giving rent in the court...the same is under consideration

where he claims that he is practising from 2001, while as already indicated by me, he was enrolled only in the year 2012!!! CAN ANYBODY PRACTICE BEFORE ENROLMENT? IF ONE DOES SUCH A PRACTICE IS HE NOT FIT TO BE CALLED A "FRAUD"?
