Eviction of tenant

Sir,
My father has rented a building of his for more than 5 years. Now the term of tenency has expired on 31 of April.The tenannt is not vacating the house. My father is livinh in a rented house now along with my brother. He wants his building back for his residential purpose. He does not have another house of his own. What are the options available for vacating the tenant. How long will the legal process take

file suit for eviction on grounds that you dont have nay other place to stay in and that you are staying in rented place

1. Get the property back on grounds of bona fide requirment of property - in simpler words getting property for your own use.
2. How Much time ? Though normally such cases take really long. But hard to speculate.
3. Tell us the state and rent that accrues from property ?
this would help us identify whether the tenant is a protected tenant or a regular tenant, evicting former is far more difficult than the latter.

personal necessity is one of the best grounds for a landlord to plead.
in personal necessity matters, the courts have infact gone quick provided the case is pursued properly.
