Rights of the tenent

(Querist) 25 June 2012 This query is : Resolved 
after the expiry of the 3 years agreement with the house owner he is asking for a raise of 30 percent increase from rs 3400 to rs 4500. where as in the agreement only 10 percent increase mentioned. if not agreed he is asking us to vacate.iam ready for 10 percent increase.advance of rs 35000 paid 3 years back. iam aged 69 years and wife 62 years.he is threatening us.pl.tell the law of our country.

You are only bound by the stipulation of the agreement as to lawful increase. Infact many state laws even in absence of contract, provide for a 10 % increase every two years. Hence the contractual term would govern, he can't evict you on ground that you are not acceding to his unfair request of increase.

Every state has different rent laws. Tell us that state.
