Sale of land

My wife has a land (5.75 bigha tea garden 1 bigha khadeter) in himachal pradesh .This land was purchased in 1970 by her mother and after her death this property was legally transfer in her name along with her brother and sister.Now all of them want to sell this property can we sell this property as major part of it is tea garden.Land ceiling act came into force in 1972 but we have purchased the land in 1970 can this give us any relaxation.

you can sell it jointly. Do it before dispute arises, then you will neither be able to sell it nor derive worthwhile income out of it.
