Help on purchase of property

I have seen a property in goa for purchase of 300 sq mt of the total size of plot is 1000 sq mt. Seller will be dividing plots and selling. Front part of the plot is already sold which has main road access and now the behind part is left which i proposed to buy. Seller has made the design of the plot with road acces to my plot but how I should go with it to so that I might not face problems in future. Partition of land is not yet applied. Kindly guide.

Kindly check if the property can be partitioned as is done by the seller.
You have to clarify what type of land it is.
Whether approved by concerned development authority. What is the actual measurement of the property when seller himself acquired it.
How has seller acquired? is it allotted to him or he has purchased himself? have you verified his title deed? what is the property measurement specified in that title deed??

Thank u Dr. for your reply.. Seller has purchased it and have checked papers and are clear.. Some small amount of bank loan is there for that property which will be cleared before reg. Property measurement is 1080 sq mt. square land. Property is devided in 3 plots, front 2 plots, between these 2 plots 6 m space is there for road and my proposed plot will be behind for which only road is tat 6 mtr road. Doing partition might take some time. I want to know how to get it confirm that the 6 mrt space left is only for road and belong to all the 3 plot owners. is partition the only way or any registration for the same is to be done or any town planner approver has to be taken. I don want to lose the property and I also want to be safe in future.

The plan has to be approved by the town planning or the concerned authority in your state. Otherwise the partition of the property as per the desire of the seller will not hold good. Later the subsequent purchasers of other two plots may violate the rules of the partition. Since the property measurement is 1080 sq mt in the title deed, it is better if you purchase only after the partition is approved by the development authorities.
