Basis of registration charges depends on Value of property,registration charges and stamp duty may vary from State to State in India.

Registration Act, 1908

Sec.78. Fees to be fixed by State Government

The registration fee differs from one state to another in India, you may go through the contents of the law to know it better by yourself, which will be more useful for you in the future too.
